Anyone who visits your farm already knows its location, but it is the story of your farm combined with the look, feel, and efficiency that will make a buyer want to own it. Knowing precisely what changes to make to the farm before you list is critical to increase your profit margin. Most farms are understandably a little rough around the edges, but they can be cleaned and sometimes get a few repairs to boost the value. I have a team of people who know how to get all the old feed buckets, broken pitchforks & wheel barrels into the dumpster. Then they scrape off every mud dauber wasp tunnel (you know you have them), do serious spider web removal, haul in fill dirt or sawdust, and rake it ever so neatly to put your barn in its best light. MLS & BEYOND
While the MLS is a powerful way to tell the world your farm is for sale it has limitations. The MLS doesn’t have searchable data entry for essential buildings on a horse property. Whereas a three car detached garage can become a relevant search result, a barn cannot. Furthermore, neither the description write-up nor the photos are searchable data on the internet. Therefore, unlike any other property, marketing a horse farm cannot be limited to just the MLS. Besides general digital marketing, we market the horse property on several facebook sites that we ourselves frequent. We also partner with local tack shops to promote their business among our buyers which they reciprocate by promoting our listings.
We always hire high quality professional photographers who know how to convey the best aspects of your property. We use drone flyovers to show fencing, pastures, outbuildings, property boundaries, and land mass.

My credit isn’t great. Can I still buy a house?
Conventional loans require a minimum credit score of 620. FHA loans require a minimum credit score of 500. VA loans require a minimum credit score of 580. USDA loans require a minimum credit score of 620. Special products and programs will each have their own credit score guidelines, Maryland Mortgage Program, for example, requires a minimum score of 640.
How much money do I need saved up?
In addition to the down payment, you will have closing costs to pay for at the time of closing. Closing costs are typically around 3-5% of the home’s sales price. Like down payment, there are programs and strategies to help buyers pay their closing costs.
Conventional loans require a minimum down payment of 3% for first-time homebuyers and 5% for repeat homebuyers. FHA loans require 3.5% down. VA and USDA loans offer 0% down payment.
What is the benefit of working with a local lender?
A trusted, local lender will be more thorough, providing a pre-underwritten pre-approval compared to an online or large corporate lender. Having a pre-approval letter from a local lender will make your offer stronger because Realtors know lenders reputations for getting buyers all the way to closing. They know that local lenders can communicate directly with underwriting to get your loan approved in less time, iron out any snafus on the buyer’s behalf, and close faster. Additionally, smaller local lenders tend to be more cost effective for the borrower and offer superior customer service than a large corporation.
